Multi-Family Investor - Florence SC area - lives in Boca Raton FL

I am an electrical engineer with extensive IT business development experience, and long-time value investor, semi-retired in FL from my work in engineering and small business ownership. I own two rentals already, two single family homes. 

I am seeking a multi-family property for my third investment in the Florence SC area. (3-20 units). I was raised in that area, and eldercare responsibilities find me there frequently.

My other two properties are in eastern Maryland. 

I have significant financial background from my work as division manager and in business development at TRW (now Northrop Grumman), over 18 years, and have also managed my own manufacturing business (Gates2U, of Maryland) from 2003-2015, and Urban Revivals (Victorian restoration specialist in downtown DC) from 2003-2008. Urban Revivals had such a hit with its high-end custom gates, for historic luxury homes, that we shifted our focus from restoration and decorative services to shipping these gates nationwide, and Gates2U (see Gates2U.com) took off. Urban Revivals  was featured in the Washington Times, San Francisco Chronicle, This Old Home, PaintPro magazine, and others. That endeavor trained me - as owner - in many facets of cost estimation for remodeling of homes c.1880-1915 based on our work in both homes and multi-family condominium units and common areas in the historic Dupont Circle area, plus homes in Potomac MD. 

Given a move to FL in 2015, to further my husband's career as an airline pilot with American Airlines, we find ourselves in Boca Raton, FL.

My interests in new property focus in SC where I have family, long time friendships, and eldercare obligations. Should I find this multi-unit property, I might well decommission one of the units to use as a base of operations for myself while in the area.

We enjoy flying. My husband and I own, as an LLC, a Beech Bonanza which we can use to explore other areas in SC for investment. I am in Florence SC approximately every 6 weeks but intend to be there more frequently until a deal is done.
