Think how long it will take you to purchase rental property if you buy the LA property and have a huge mortgage looming over your head on a property that doesn't throw off usable cash flow.

Because he also said things like the refrigerator was dirty/smelled and though it probably worked we should probably just "throw it away and get a new one."

Last week I stopped by a property to drop late notices and talked to my usual 6 year old, rock throwing, trampoline jumping, terror of a kid. 

DSTs typically don't throw off as much cash as an individually managed asset (although that's not always the case, especially if there's no leverage involved). 

Renting feels like throwing money away, but so is paying interest, taxes, and insurance.
