There are debtor rights attorneys out there, but they typically deal in the owner occupied space, if these are in LLC's then there are still attorneys but they are probably not going to get very far in any type of settlement because there are probably personal guarantees in place or the lender will just take the property. 

Then from a "getting business" perspective you will be able to document your story and share it with others to attract leads. 

I paid $1'025'000 for it, then upgraded it. in summer of 2022 it was appraised for $1.15 million. now it is listed for $799k and there are no takers.I am facing a foreclosure on both of the remaining properties. 

That in itself is what I think will lawfully determine this.In the end, the amount of time needed to simply go through proceedings for a months rent, and then try to collect it from the landlord isn't worth it in my opinion.

I know cat urine can be extremely tough to get rid of and will have to possibly sand and deep clean floors and then seal them.Main question: Is it possible to fully remove the smell of cat urine?

If you don't have much reserves then selling would be ideal, if you have cash in the bank then holding would be an option. 

Is there a number of times I repair it and then increase the rent a specific amount to cover the repair bills.
