The true craft lies in knowing the market inside out, having a Rolodex of connections (wholesalers) to source deals, or going out there, boots on the ground, cold calling property owners to find deals yourself.

Thanks ,Kieran Kieran - if you’re looking to invest in a non-owner occupied property, you will most likely end up utilizing what’s called a DSCR loan.

They can still settle before the hearing, accept $2400 if they settle before the hearing and call it a day.  

If not you usually have to call the attorney's office and ask them if they have an opening bid.

I wouldn't call $500,000 cheap - I use sub $200,000 as my parameter for "cheap" and if I'm not in a severely negative cash flow (-$100 to -$150 at most for first 2 years at current interest rates) but it's hard to tell since I can't predict precisely how many tenant turnovers, capital expenses, how much my property taxes/insurance will go up, repairs I would have on a renovated Class C Midwest property that's 100 years old over 10 year time span.
