I called a St Louis bank and asked about commercial loans. this particular bank has exactly one: 5/20 with 25% down at 4.5% (he did not say 75% LTV and he wasn't interested in a conversation).

The difference may be that I blew through savings in two years of wholesaling and attempts to capitalize fix and flips/condo conversions.

I am making calls and having conversations and these pretty much feel like regular loans but with crappy rates.

I was out to talk to 3 different home owners in the morning and I met this guy I had a short conversation turns out the guy is a flipper who said he'd "buy all the houses I brought him" and he asked if I was asking for a job.

In the event of a catastrophe, I want the piece of mind to know that the conversion was done properly and the bedroom are legal bedrooms.
