We have a person who helps us (he is not really a property manager, but someone who screens our tenants, shows the property, lets contractors in, etc).

If you are using a property manager or real estate agent to manage your property and provide tenant screening, what is the minimum info they should be providing to support their tenant recommendations?

What's services would recommend for screening your tenants?

When screening a tenant and you see they are working for a temp agency, does this way negatively at all in your decision to lease the property to them?

Educating landlords on best tenant screening practices and tenant screening red flags is by far and away the best insurance they could ever get.  

By the way I am selective as possible with tenant screening and try to provide a good quality product for my tenants.

Just for record keeping, I ask all tenants to send me a letter, email or text if they are going to be late, a reason why and when they are going to pay.I would take a screenshot of your phone screen if you can and keep it for your records.Like all the other people said, have some leway espically if they have paid on time.

I've done a few searches on BP.com and the advice appears to be invest in QuickBooks or using online bookkeeping services.Since I've only got one property, I'm still looking to create a spreadsheet or just to look at a few screen shots of an excel spreadsheet so I can create my own.Anyone have any help?
