At this point Airbnb has started a "bug ticket" but that was days ago and I doubt I'll ever hear back.

When it comes to property management you want a good fit for your personality and the way you do business so I'd call a round and see who meets your expectations AND is very responsive to your requests especially being out-of-state.

Owning and maintaining property takes money, as big ticket items can happen at any time and usually happen at the worst possible time thanks to Murphy’s law.

If you've increase the value by 50-70%, you should expect taxes to go up in kind.Insurance definitely looks low and that round number makes me think it's an estimate.Your repairs and maintenance is way too low.

SOOOO ... long story short ... after 5 supervisor escalations and a $100 installation fee, an emergency ticket was put in to re-install the meter and install a valve to get water!

@Alex Wynn take a look at the big ticket items: roof, HVAC (being in DFW I assume it will be central heat and air).

Or you might have twice the price at twice the rent and get away with 1/2 as many. 

Our NJ governor has just declared via Royal Fiat that any tenant - any - whether adversely affected or not- can use their security deposit to pay rent, either whole or part.
We can still sue in civil court for damage...

I would just add that you will never be a first time buyer again with that golden ticket of a 3.5% down payment if you are eligible for FHA.
