A couple of days ago, I saw a blog post at BiggerPockets.com by coincidence and signed up the membership for curiosity - maybe because I haven't seen any Canada-based online forums designed for RE investors yet.

I've seen tons of posts on BP about online applications, but all are more about actually doing the credit check and charge per tenant applicant.  

I suggest:Home Depot or Lowes at 7:00 am (Tip from J Scott, that is when the good contractors show up)Local clubs and meetupsnetworking with other investors (auctions are a good place to meet serious buyers)Craig's list or other online adsStop at every property being rehabbed you see.

Do you have a good lease, accounting software, intention to inspect the unit twice a year or more, online payment system (you'll want this since you travel alot), screening criteria, and ability to implement all of your policies and deal with tenant issues along with showings associated with vacancy?

I would suggest trying more rural counties and those that do not have online auctions, for more luck. - and then your second problem is that you only make money while the lien is outstanding.

That's the problem with this online stuff, you can't always tell what people are thinking.A possible solution, as Jay pointed out, you can always get a rent-a-broker, they cost but will put up with a lot more.

It's the first year that I've seen the auction take place online, as opposed to the last few years which have been at the county fairgrounds.
