Hi all,I have recently established my land acquisition business with the goal to purchase parcels of land, either within data center opportunity zones or areas with the potential to allow for data center development, rezone the property with submitted plans, then sell to developers ‘shovel-ready’ within the various jurisdictions of the Commonwealth of Virginia.I understand there are multiple mechanisms that come into play including obtaining financing (partnering with an experienced investor), utilizing land-use attorneys, land surveying and engineering firms, appraisers, as well as approval from local planning commissions, board of supervisors, etc.Would there be any investors who are currently active in this niche?

I guess the play in this scenario would be the cash from the cash-out refi and the equity growth on the rental property, but nothing in terms of a monthly income stream.

Rather than go to a law firm, does anyone have experience utilizing Angel List or similar platforms for legal documents, fund management, etc?

Anyways, I am a single mom of a 2.5 year old little girl, and at the age of 32 have finally gotten to a place where my financials are in order (I graduated from college a bit later in life after teaching acting and producing plays throughout my 20s!).

Anyone done business with RREAF Holdings? They are a private equity firm putting together syndication deals. Just trying to find some history of what they’ve done and how they’ve performed from an unbiased third party...

I'd be happy to look at the construction numbers. partnerships are tough, it's better to be transactional with both people happy with initial terms and not counting on a sale. we do partnerships like this in COLUMBUS OHIO and miami florida and I'd be happy to help advise. how much experience does the GC have with new builds? 

Great Addition - on the switch from year to year - arguably the biggest flag in my opinion in Real Estate - "shiny object syndrome" switching from niche to niche repeatedly (especially as a "Guru") - whats tried and true for RE success IMO is people that stick with one strategy and niche (type, market, strategy, etc.) for years, stay focused when its in and out of flavor, and end up with big wealth and track record after years.Definitely flags of the last few years when people go from "STR" to "Multiamily Syndication" to "Boutique Hotels" to "Experiences" and so on... 

If anyone has any direct experience with any deals running into trouble with Western Wealth Capital (or any other operators/capital raisers) please let us know as it is likely there are many more operators in similar positions if they purchased over the last 2 years.
