Bonus, its also my wife's bd present.We are adding a kitchen in a current REI project and appliances / cabinets are on huge sales. 

And the great thing is they'll probably be nice "higher end" looking pieces that are in good condition since they've needed to be to show homes.Plus you may get the added bonus of being able to get their opinion of what would look good in your space.

An attorney with experience in wrap mortgages and subject to contracts would be a huge bonus as I would like to get into that space.
