Through my W2 employer I've learned how to take 360-degree photos and stitch them together into a virtual tour where you can then go online and "walk" through the house.I'm now trying to decide if it would be worth it to purchase the license for the software and camera for my personal use and begin offering this service to other realtors and investors, and do it for my own properties.

My agent, also an investor with say around 100 doors, expressed skepticism that sellers will be willing or able to break out these kind of details when selling a small segment of their portfolio, and cited the expenses of a CPA keeping track of 100 LLC's as a deterrent to keeping properties separate.I had assumed that it is a relatively easy matter to keep transactions for separate properties separate.

Just like these folks post on BP  hey I don't know anything about NPN I would like to partner with someone.. they are relying on that someone to run the show.. let me tell you I had a 4 hour grilling over this with a state financial investigator who was one sharp attorney.. and with my attorney we argued back and forth up and down.. but it does not matter.. the remedy is to take it to law court for 100k and see who is right the regulator or my attorney..

However, I currently work & reside in LA and have done the math as well as talked to others it does not seem "smart" to invest in property around LA nor southern California for that matter, especially if I want to house hack It ruly have no desire to live within the property I purchase I want to treat it as a business more so than anything else.
