I own a couple of rentals and also manage properties for other investors, so I understand how frustrating this can be.Although easier said than done, we start the eviction process as early as possible when rent is late.

Hi everyone, Just giving some official notice that Knox REIA is under new management as of 8/7/24 and we're in the process of finishing the new, updated website. 

I have called a few places and the cost is about 8K from start to finish.

Are you trying to self manage?

I have no need for the rent collection or tenant screening as this is a function my property manager does for me. 

I have never lost an eviction case.The typical cost of eviction, including serving the Writ, is almost always under $500.00 and accomplished in less than 30 days.

But they can be managed effectively.

Can't you perform better buying 50 units in a market that perhaps has a higher cost of entry but due to better fundamentals experiences significant appreciation?   

They will make cheap/easy fixes or they will discover your specific problem isn't covered by the warranty and you'll have to pay for repair/replacement anyway.Most property managers will not manage a home with a warranty because of the rejections, delays, and poor work. 

I will also be creating a property management company (based in NJ as well) to manage the LLC's property.
