Is it legal for me to show the property to the prospective tenants as long as I don't collect commission or sign any paperwork. 

I find that converting the property into a duplex is a lengthy and costly process, and I want to start renting it legally without going through a long process, because I've spent for rehabs and don't want to put in more for now.

But you are effectively putting yourself into more debtThere is good debt, and bad debtStudent loans are IMO bad debt - yes you get a degree that gives you a good paying job, but it costs you money every month to hold that debtReal Estate debt if used properly can be good debt.

As long as the ratio is 1 to 1, you are good to go.

We are in it for the long game, so we felt it was right for us.
