If you are buying under market, you may want to look into a local hard money lender.

if not... i'd say stay local to Canada 'cash flow' is very, very tough right now with interest rates and prices both high

My main advice is: if you invest in preconstruction, focus only on the most reputable developers who have experience in your local market!

I think it would be worthwhile for you to chat with your local TD branch about the ability to get a USA mortgage via TD Bank in the USA.
