horrible investment

Thanks for your help@Aristotle Kumpis & @Sonny Ngo Fur sure I know my local market is horrible as far as a pure investment goes but I do plan on liveing here.

The next day we got in the car to look at the house, thinking it would be so horrible we wouldn't want it.

We also had a horrible experience having to drill a well that meant we had to dump $10k into cap. ex. while our cottage sat empty for the first 6 months we owned it.

I'm someone who invests extensively in both old-school syndications and crowdfunding and here's mine:1) In my opinion, both old-school syndications and crowdfunding are exactly the same, in that there are a small number of very good sponsors, a small number of horrible ones, and most are just so-so and in between.

@Daniel Ortiz What I'm looking for in ANY investor I work with (not just a new investor) is someone who is willing to make offers that are realistic.I've had lots of discussions with newbies who have taken one of the many "guru courses" out there, and they really come away with some horrible information.For example, homes in Plymouth County sold in the last month averaged 98% of list price. 

Here's an example: a local 3 family - in horrible condition - needing all systems, gut renovation - roof, windows, siding, can cost less than $100K, let's say $70K.

My credit score came back at 696 which isnt horrible.

As far as investing out of state, its not horrible complicated.  

Horrible idea.
