Insulation, more efficient equipment, upgraded windows, nothing cheap will have a major impact. 

Can she force a sale?

I think there's only so much justification for an out-of-family price especially considering the market forces that are nearby.

In addition, we are currently in an extremely supply-constrained market that I would imagine won't normalize for a year or so, driving prices up to a bidding-war scenario.So, questions loom:-  Your guess on impact of all properties in a rising rate environment, say 2% increase over the next two years.-  Your opinion on whether to hold or sell, even given the tax/commission cost of selling against a bidding war.Cheers.

What do you tell yourself when you are forced to put your bottom line over someone's ability to put a roof over their heads? 

My goal in renovation is to force appreciation, but also attract good responsible tenants too.

Regulation has impacted me significantly and I learned some good lessons along the way.

No judge in the country will penalize you for forcing people out of an unsafe building, but allowing them back in is a liability.

If you can force some appreciation by remodeling the units, you may be able to refi sooner.
