A lot has to do with time of the year and if they have kids in school or moving there would be holidays or very harsh weather outside ( extreme heat or cold etc.)

I am not an accountant so I am not extremely clear on how the rate can be broken up but from what I understand the total points and annualized rate cannot exceed 18%.

I chose the distant turnkey in a hot market and it wasn't a winning strategy.I learned my lesson and have since done well.For investors starting out, my view is that it's better to invest in a market you know extremely well.

The only possible reason I could think of for not selling it now would be if you are underwater on the property or if you feel extremely confident that you'd be able to sell for considerably more in a year's time.
