Could anyone provide some suggestions how much we should pay our agent if we decide not to sell and rent it instead?

I would suggest you look into some of the local country clubs and join as a "social" member, unless you are into golf then go proprietary .

I would suggest concentrating on investing first and once you have done a feal deals then work on getting licensed.

Don't get me wrong, I'm not suggesting you interrupt these people and waste their time with idle chit chat.

Unfortunately, I do not have much to suggest practically because I do not know the market well in Staten Island, but good luck with your efforts!
