The reason I am curious to find out the rehab cost per Sq ft is to come up with a decent enough guesstimate when analyzing properties.Assuming the property needs New Roof, HVAC, Carpets , Some dry wall, paint, Kitchen remodel.. etc.

You're not improving any cash flow here, just adding on another bill that will suck your cash flow dry for the next 5 - 10 years if you let it, then of course you'll have more desperately needed upgrades.
