Cost of Rehab per Sq ft?

Hello Dear BPers,

This might be a generic question but I would like your insights on rehab costs per Sq ft. I realize that the labor costs might vary based on the location but material costs remain close to same. The reason I am curious to find out the rehab cost per Sq ft is to come up with a decent enough guesstimate when analyzing properties.

Assuming the property needs New Roof, HVAC, Carpets , Some dry wall, paint, Kitchen remodel.. etc. I mean on full on rehab but no major structural/foundation repairs. 

What has been your experiences  on such projects? How much was the rehab cost (material and labor) when you divide the costs based on the built in sq ft area?

@Ray Lai it's called HouseFlippingSpreadsheet and it runs off of Excel. It's a downloadable program. Has worked pretty well so far.
