Even if I doubled the percentages above, to 12% of sales price and 24% of profit, which has actually happened just a few times on some unusual projects that took greater than a year, these numbers aren’t even close to the 50% amount you might pay a JV partner.

If it were me I would get enough down to cover their default and any damages, establish an interest rate (double your rate if you have a mortgage) so you have a cash flow coming in and keep the loan length at about 5-7 years.Again I don't know a whole lot about it but I hope this helps a little bit.

As in you generally can't roll the costs into a loan (except in a few special cases), so why don't they just get the place that is double their budget that they always love if they have an extra $150K liquid to do the rehab on the cheap place?
