Also, what is a good source for "sold property comps" if you don't belong to  the FMLS or MLS sites; haven't been able to access that info on Zillow - just don't want to step into any deep holes unnecessarily starting out.

there are a lot of deals going on in our market..you should check regularly to keep update. the prices have went up fast but we are starting to see a slow down and buyers and not that aggressive like they used to be :)Bonyton Beach,Delray,Boca Deerfield and some parts of pompano should work well for Vacation Rental..Good luck!!

So, my friend, it's not impossible to get deals done in expensive markets, but you don't have to play in the deep end if you do not want to and being a new investor it's probably better if you didn't.

In the last few years I've averaged 3 offers a year, bought them all with cash and closed as promised.All were carefully chosen for the rehab to rent strategy that I'm doing.I absolutely refuse  to waste my, or anyone else valuable time chasing all over creation looking for a short term gain.I'm old, slow and methodical in my pursuit and fully expect to enjoy the fruits of this attitude for a long time.

Hi @Norman BendersI would recommend picking a specialized strategy and go an inch wide and mile deep opposed multiple strategies and going an inch deep and mile wide. i.e. if you're going to start with 1-4 units (multi-family) learn everything you can about multi-family buy and hold.
