I pay a pretty penny for PMI, and I thought it might be a good idea to pull cash out and start looking for another deal and take advantage of the equity since I extensively remodeled the home. 

We are planning to buy multi-family units and are trying to find things as close to neutral or positive cash flow as possible (we are aware it can be difficult to find cash flow positive deals in CO at the moment with high property values and rents that don't equate)- So... our plan is buy properties that may need a little work, put in the work, bring rents up as much as possible, find quality tenants, and repeat.

We will be able to have the available unit furnished, with a fresh coat of paint and other touch-ups, but the kitchen, bathroom, and deck would still be outdated.

I have a good chunk invested in stocks that have luckily X’d a few times now since I bought them as penny stocks.

They are die hard communists that will fleece your last penny anyway they possibly can .
