tenant did not pay since last january!!!!! help me!!!

Anyone has any way to help me. My tenant moved into my house that I purchased for myself and I decided to rent for one year. Since January 2020 they have not pad me a penny. I have a pending eviction since feb 2020 but due to covid could not lock them out. The rent is 3k amonth. By now they owe me close to 40K plus the water bill which they refuse to pay. I filed a lawsuit but nothing happening. I need the house and am in so much debt. Anyone PLEASE has anyway to help me. They finally got some forms for rental assistance of some sort for partial payment but I have to forgive eviction to accept. What should I do????? If I take anything then I will have to file again which will take me years. They are taking advantage of the situation and nothing to do with covid, it started in January.... Please any help!!!!!!!!
