The only ones who can shut off utilities are utility companies, no landlord can do that without liability, even utility companies have restrictions, like cold weather, in turning off services.

In my totally-owned dupes I can tell one unruly tenant to shut up/clean up/straighten up or get out.The only way I'd ever go with half of a dupe was if it was such a STEAL that I couldn't walk away.

KC Water had no good answer when I asked why I was just now being notified (they were apparently sending bills to a previous property manager despite having my current address) and they said they have tried to shut off the water multiple times but someone has been turning it back on illegally with a key from a hardware store.

On the one hand, they offer benefits like communal amenities and maintained aesthetics, which can be a draw for potential guests.However, the flip side of that coin is that HOAs hold the power to change their regulations on a whim, which can be a massive roadblock if they decide to shut down short-term rentals.In some fortunate scenarios, HOAs are quite amenable to Airbnb operations, and it can indeed work to our benefit.

If you keep the fuse box, it's probably a good idea to get some spare fuses ahead of time, and keep them at the property somewhere.You might also ask your insurance agent if they have any requirements about replacing fuses with breakers, or if they offer discounts for doing so.If there is some way to shut off the power ahead of this box (short of removing the meter), then I would guess that getting this one box replaced might cost a few hundred dollars.

I can understand Fannie and Freddie qualified loans required to be made to individuals because LLCs can file bankruptcy and shut down with less consequences than an individual.
