I listened to a webcast in which Brian Turner said one of the most important skills for REI is the ability to analyze deals quickly and effectively.

How confident are you with your ability and the math with this deal that you found?

I don't work at a small regional bank and don't know all the details, but something about a) small bank with only a few branches and b) limited geographical footprint makes them get away with c) ignoring all the post-2008 Dodd-Frank type rules about income and "ability to repay" and needing to document that income and ATR. 

Looking for a lot of help and advice so thanks in advance for anything you guys are able to share.Essentially to sum up I am a foreign national looking to understand how this impacts my ability to leverage?   

This should provide you with the objective information necessary to judge the applicant's ability to repay as well as giving an indication as to how they will treat your property.Some folks who don't have the time to do all of this work tend to hire a property manager to do all the leasing and management of rental properties.

Construction is always needed somewhere, giving us the ability to choose to not work with clients we feel would be a bad fit.

If you refer back to your contracts/agreements with your tenant buyers, do the documents include clauses about -- a time frame for them to give notice of their decision in writing to you whether they exercise the option or not; your ability to transition them to a month-to-month tenant should they fail to exercise the option; your ability to market/list the property and offer it for sale to someone else; your ability to conduct showings, inspections, appraisals, and photograph the property prior to them moving out if they fail to exercise; etc., etc.If so, then your good. 

I wasn't attempting to be humorous or condescending...I am looking for someone who is utterly confident in their abilities to drive traffic rather than just saying how great they are with no supporting evidence.
