Hypothetically speaking, are there any big consequences that can arise from using the proceeds on a down payment?

The 2 current occupants are CHA so another concern of mine is that if I lose them I don't know how difficult it is to get quality tenants.

As far as the quality of contractors, I can't say because I've never used someone from that website.I personally try to avoid contractors that pay to get my lead, because ultimately their advertisement costs are rolled onto me.

I’m looking for quality agents and contractors in the Atlanta market.

What is the best way to start researching and start to get dialed in on calculating ARVs and high quality areas.  

I need a website, CRM with autoresponder, call center, contracts, scripts, direct mail service provider, list vendor....and there are services out there that offer this, but they are not cheap and I want to verify quality.
