Seeking best 350-450 neighborhoods single story older ranch

Hello.  Currently in Sacramento researching neighborhoods for my SF residence in suburbs in the south.  Any advice on prime neighborhoods?  This is going to be my home and I want a 1950s-1970s neighborhood with .25 to .75 acres, a garage, hardwood floors and completely dated. I also want thick wooded canopy with huge potential.  Would rather pay for prime location and get less square footage.  Anything over 2400 feels too large for me. 1500-2000 seems to be sweet spot.   Wallpaper, Pepto Bismol bath tile totally gets me excited.  Going to renovate for a couple of years and then start investing in income property afterwards.  What is the best way to start researching and start to get dialed in on calculating ARVs and high quality areas.  Not looking to buy just for flip but want to get wholesale deal.  Are most wholesalers not buying these types of properties.  My intuition tells me that driving for dollars would be my best strategy once I get there.  Bring me as much info please.  Thanks
