I have heard that the Dallas, Grand Rapids, and Jacksonville areas are hot for investors right now, but I'd like to learn how to identify areas that would work well for a beginner who is willing to invest out-of-state.

I dont know if it is law (I never really thought about it), but The Title company I use in Dallas will have some work done by an attorney and you will be charged for that work during your closing.All of that is handled thru the title company, you don't have to do anything as either a buyer or a seller.

Whether that's worth it to you or not is something only you can decide.4) While you're doing all this, download and listen to Del Walmsley's (LU's founder) podcasts and those from Old Capital, a company that arranges financing for a lot of multi-family acquisitions in Dallas and elsewhere in Texas and throughout the country.

We are growing 3 Dallas's a year or 6 Denver's a year or just short of one Los Angeles EACH YEAR.  

@Val Jaz Plenty of banks/credit unions in Dallas will do cash-out refis after 6 months.
