Dallas investors- How are you finding deals?!

Hi everyone,

I just moved to Dallas last week and I'm surprised how the market is currently working here. I've been submitting offers on a daily basis, only to find my offers were way below the winning bids. It doesn't seem the 30 % equity rule applies in this market. I sent 4,000 mailers targeting absentee and homeowners with equity and received only 2 calls.  

What marketing strategies are you implementing in this market? How are you finding deals? Is it realistic to target 30 % equity in this market? I can only think about building another list to target right now. 

Any advice would be greatly appreciated.
