The DIY kits at Home Depot for $200 are not going to hold up.

I am a small-scale DIY investor.

I live in a place where housing is very affordable compared to most other regions of the country, and I am a self-managing DIY-type handyman landlord in primarily single-family housing.In a place like this, it unquestionably makes more sense to start investing by buying a duplex or a large single-family and househacking.

If they aren't complaining about the old applicances or DIY stained cabinets, they're less likely to complain about many other things and will overall be easier to deal with.

I agree with Sue K., it depends on how long he's been there  -- 6 months of living together and he may be past the "guest" threshold.
