Im thinking if it isn't broken now don't fix it.

This is a total shock, the last email I got from him he asked if I wanted to terminate early as he wants to 'do some major repairs and upgrades' and I'm just short circuiting here.I strive to be a good tenant.

We may upgrade to granite at the end (another $1500 or so), if we're doing okay on budget.  

I've had them not tell me about a roof leak until half the ceiling was caving in.Security deposits are okay, but in my area the judge won't let you keep them for a broken lease, only damages.

We are getting upgraded kitchen with built in microwave and oven and gas range.

You can market all you want to in the marketplace, BTW, upgrade and join your peers.I don't have any problem with the strategies you listed, but I do agree with others that they are not always appropriate nor are they very well taught in most cases. 

If UPMC, the area's largest employer, is broken up into its individual units, not one tech company makes the top twenty employers in Allegheny County.

It's somewhat useful in a condo development or tract home development where the homes are essentially identical - but it still doesn't account for upgrades.   

Only the two parties or an attorney (with their approval) can amend the contracts.I understand what you're saying, but what I'm hearing is, "How can I fix this thing that's not broken".

It could use some cosmetic upgrades over the next two years but nothing major, we are thinking Air B and B down the road as the plan is to hold for the long term. #2 is the goal for the rest of the year!
