Not that it makes a difference but the general trend is the "hotter" the market the lower the cap rates...people are willing to accept a lower cap rate if they think they'll be raising rents next year.

Lindsey, I've found that when I advertised on craigslist for a "handy man" with their own tools that most responses would range from $25-50/hr.

The FTC, DOJ, and FinCEN have been silent on the compliance issues related to the advertising and selling of the home.Remembering that I am not any kind of attorney, least of all a regulatory attorney, I believe that anyone who thinks the exemption is some kind of get out of jail free card is engaged in very dangerous magical thinking.

I realized that the best way for me to get any deals is to spend money marketing and advertising directly to owners.I just signed a lease for my first office space and will begin marketing and advertising shortly.In the meantime, I am looking to network with other like minded real estate investors and would appreciate any and all advise and or feedback.Thanks for listening and hope to stay in touch!
