Kinda the same logic why not to pay 50-75k for a franchise to help you do the same type of marketing, worst case you acquire a property at a steep discount without having to have found the deal, right?

Because you bought at a good discount you can pull out 75% of the appraised value (110k).

I will say owner occupying should help you tremendously. 

Describe your background and offer your new customers a standing discount 5% as a thank you for working with the new company.  

If it were me, I'd say no, but you could offer him a discount on rent while you are renovating?

Depends on what you want/need:If you want some quick cash now and can get the house for an actual discount wholesale it.....MOST buyers don't want to pay more than 70% of the ARV.If you do decide that you want to buy it yourself, will you be able to cover mortgage if you can't get a tenant right away?

Or the person who tries to negotiate a bulk rate discount, cops an attitude, and fusses about my attitude, and threatens to rat me out to my broker or the ethics board if they don't get their way?
