Start with community college, it is a great entry into higher learning that can transition easily into a 4 yr program if you decide to go that route.

I recently made the transition from commercial / residential manager- agent to full-time investor and am really enjoying it.  

Most of the time existing leases survive the ownership transition.  

The job transition was supposed to be seamless.

At the moment I am working on renovation and planning on renting it from mid december or newyear.This transition from studying to actually DOING is mindbogling.

My goal is very similar to yours (start with a smaller units then transition to larger units).
