I felt like a bunch of my time and a little money was wasted.....I did make some good connections thanks to the wholesaler who found the properties for me so not all bad but just a little frustrating...I always here "TAKE ACTION" and when I do things just seem to go left.Staying positive, but frustrated.P.S.

hmm; There's a lot of GOOD & FREE info right here at BP.You don't NEED a mentor until you have a plan of action and wish to get hands-on review of what you intend to do - - and even then, there's lots of info here.

I need more action/fish vs. the "Joe Rock" :)

We did a 1031 exchange last year and traded one single family house for two, which worked out OK but due to the time constraints on the exchange I felt like we did not get as good of a deal as we would have liked and had to settle for what was available. 

ETA: I would also suggest going to the JP court and filing an eviction action right away.  

I have read and come across some very interesting articles and podcasts on this site that will help with taking the first step of action.
