Good Evening,

My name is Brad, and am new to Real Estate Investing and Bigger Pockets. I have read and come across some very interesting articles and podcasts on this site that will help with taking the first step of action. 

There are a few properties that are for sale in my area, but one in particular, from the surface, seems to be potentially a good deal for either a fix and flip or buy and hold. I've researched a few sites on buying directly from the owner which makes me a little hesitant on moving forward with this particular property. Are there suggestions one way or the other on pros and cons of purchasing direct? Any advice is very much appreciated. Thanks.
