The numbers for purchase and rent may help.I don't particularly find the ones in the village worth it as investments, perhaps as a house hack strategy.I would add that more than 4 rooms rented is not technically legal.

Not all deals will be easy, but there is a difference between technical difficulty and the emotional distress that will drag along with this deal like an anchor.

@Jason Hirko According to my agent, all houses in NC are technically sold as-is, but you still have the right to try and negotiate anyway.

They will all send the exact same alerts unless a realtor has off market leads  it is frowned upon but technically possible to use multiple realtors as long as you don't have a written agreement with any of them.

I've evicted hundreds of people & have never & will never do one without an attorney.The smallest technical slip up could cause the eviction to be delayed for months.

Technically they don't have to work "real" jobs if they didn't want to. 

Still move into a duplex and live in one half.I like the idea of the 2nd plan because we have about 80k in equity in our house right now, and it could potentially kick start our investing with 2 properties(technically). 

So i made it a duplex apt. with first flor and installed egress window. i know they allow in jc in law suites in the basement which is technically what mine is with out a kitchen.

It gets a lot more technical, but I would definitely start looking in that direction.

Is it advisable to buy these items which are technically standalone furniture items for an "unfurnished" unit?
