The numbers for purchase and rent may help.I don't particularly find the ones in the village worth it as investments, perhaps as a house hack strategy.I would add that more than 4 rooms rented is not technically legal.

They will all send the exact same alerts unless a realtor has off market leads  it is frowned upon but technically possible to use multiple realtors as long as you don't have a written agreement with any of them.

Still move into a duplex and live in one half.I like the idea of the 2nd plan because we have about 80k in equity in our house right now, and it could potentially kick start our investing with 2 properties(technically).

So i made it a duplex apt. with first flor and installed egress window. i know they allow in jc in law suites in the basement which is technically what mine is with out a kitchen.
