Further, even if you do collect as per your agreement, should the seller decide to sue you in the future, you will lose for the same reason.

A Series LLC may be a wise idea for you, since you're looking to hold multiple properties in the near future.

Getting more creative with finding deals is probably going to be a next step in the future for sure.

What I didnt know was that 1) We could never use leveraege 2) that we could not add more properties to that same LLC we formed in the future.... a new entity would need to be set up.

This is one of the main reasons that I personally will not own any properties out right in the near future.
