Hello everyone, I'm aiming to purchase a house through subject to/seller financing in the coming weeks and am wondering if anyone in the Cincinnati area would be able to offer some advice or insight. 

Our foundation will be complete 7/14 and rehabbing the units should go relatively quickly so were aim to be complete within the next six months.I'm passionate about multi-units because it's a way to astronomically build wealth at warp speed. 

The price point that I am aiming for can be found in both areas. 

I've been a GC for a long time....did Home Inspections for a couple years to supplement income.

I would aim to achieve slightly greater than $100/mo cashflow from the plexes. 

Most standard insurance companies will want to have the owner's main insurance policies (home and auto) before they consider adding supplemental policies like umbrellas. 

We were aiming for more around 30K per year, but maybe that's unrealistic.

We are looking to get moving on additional deals this year and next and are aiming to expand quickly. 

I would aim to find completed projects that flippers or for that matter any industry you are curious about have done in the recent past to get a realistic grasp on what it takes, how they closed the deal, Hard Money, areas they look out for and the types of jobs that can be expected- cosmetic, full guts, additions.

So I appreciate everyone's advice and right now the plan is -Finish up my two weeks at work-Enroll in school using the G.I. bill to supplement that income-Use my free time during school to focus on current properties and make some money from a side businessIll make a post for anyone who cares to see how it all turns out for me in 3 months!
