Again having a hard time finding fixed up comps.I want to make sure I'm buying smart and that what I'm buying it for is "at least" what it is worth in today's market.

I want to be smart about what I give to and when, but I want have the freedom because of real estate investing to be able to give generously to people and causes that will matter long after I'm gone. 3) I'd love to be able to transition eventually from a 9-5 job so that I can spend more time investing in my family, being a mentor to folks that have been placed in my life, writing, serving my community in/with my church.

Absolutely no argument from me that the SAFE ACT is a ridiculous set of laws and at least appears from a layman's perspective to be unconstitutional in some respects (constitutional law is complicated and I'm smart enough to know that I know absolutely nothing about it).

The technology is moving so fast, we mere mortals can't keep up.

That is a smart idea if you can obtain a BLOC, which is very difficult to obtain these days.

While I'm usually pro-MJ and pro-profit, I think tenants running a business (of any kind) out of a unit I own is not smart long term.
