The realtor walked through the properties and emailed us videos and a list of what she thought the necessary repairs and their costs will be on each property. 

There are so many books, podcasts, YouTube videos, etc. on wholesaling and negotiation.

Whenever you have a turnover always video  the unit and take good pictures of stuff that is dirty damaged or missing .!

I stumbled across BP while looking at other real estate videos about buying rental properties, then while talking with a friend discovered he is a big BP fan and has been watching and following BP for a while now.  

I have used the Syndicated Deal Analyzer available at themichaelblank.comIt costs around $200, but is a very extensive spreadsheet, and includes quite a bit of video instructions, which were worth the $200 alone.

And there are so many YouTube videos on how to calculate cash flow and analyze deals also.

He puts out some great videos as well as his books.

I did my research on the TREC through Youtube videos and learned the importance of it.
