Some utility companies have programs to let landlords have agreements that if the utilities are going to be shut off they will revert back to the landlords name and they send the landlord the bill after that date.

My thought process is that if the tenant fails to pay the utilities I would not want to electric shut off by the utilities company.

If you are tight for cash you could just shut the door on the unit that needs 25k rehab and fix it later when you have hopefully made some money.You could perhaps get a better return if you spent that money upgrading the other units and prettying up the property-would that enable you to get higher rent?

The reason is that if the tenant doesn't pay it, the city has the right to shut them off.

We had tenants here in NJ that were officially evicted and our attorney filed a writ of removal with the sheriff, as the tenants had said they would not leave until the sheriff removed them.It turned out the electricity was shut off for non-payment 3 days after their court date, and they abandoned the house.

I'm not sure what the temp rating is on smoke detectors but I see them going off all the time in vacant unheated houses during the winter when the power is left on and the heating system is shut down.
