For those who have tried Airbnb long term rentals (typical more than a month), how do you factor in the utility bills?

Does it make sense to list the rental on the MLS or would listing it just on Zillow Rental Manager suffice?

In contrast, rental yields are relatively lower, which can make it challenging to cover mortgage payments and other expenses solely through rental income.

Very generic question, so it's difficult to give any real advice.Do you want to do Wholesaling, Flipping or Rentals?

Check the local laws about rentals. 

I did have the water company for a rental call me as they couldn't get hold of the tenant and the water was constantly running.

Being a first time landlord I may have under priced my rental but it covered the mortgage and I have been without a tenant for a grand total of 15 days in 6 years.
