Just to be clear Lori, nobody here, and certainly not me, stated that double closings were illegal, we were discussing simultaneous closings and that using buyer C's funds to close your original A-B transaction was illegal, there is a distinct difference.

My PM have the same thing that comes in 3 different packages, including if the tenant doesn't pay...etc. which is basically them just giving you the money, then they go after the tenant.

I would look at the ROE differences between what you can make now by selling, including the yield on that lump sum if reinvested in the current market conditions, versus what the property will be worth at a point in the future (5 years, 10 years, etc).
