Be careful trying for both as that may guide you towards guru types selling fairytales ... if you do get both it is usually more balanced as in less initial cash flow than a pure cash flow market and less appreciation than a pure appreciation market.

I guess another factor is how much would the out of pocket cost to do the origination.I guess I should not be concerned about increasing my term being that the interest is being paid by the tenant anyway and leveraging that property to buy another that cash flows properly could compound paying it off faster then just purely trying to pay it off without the leveraged property.

I have paid off 3 of the homes, by refinancing a few of the other ones (and using the money back to pay off the loans), and am in the process of doing my first pure cash-out refi of one of the 3 paid off properties (getting back 75% of the value).

Down the road when you are buying your next property, after you've actually raised rent on that tenant, we can use that future-current actual rent.For vacant units being purchased, we just use the appraised market rents and give you the benefit of the doubt that you will be able to find someone willing to pay it.Another fun tidbit I'll toss out there: we are more generous with our arithmetic for pure investment properties, than we are for house-hackers intending to live there.

AND I TEACH EVERY TENANT (3minutes) the difference in these 2 monitors.They take the batteries out immediately of any chirping detector and beat it with a broom whatever to stop the chirping.Fine.
