I'm open to allowing pets.

Most tenants who have dogs (I say most because there are some that do not fall into this category) do not take care of the property as if it were their own and when you add a pet dog (or dogs) in that equation things are dirtier because of the dog feces and urine, the dog tearing things up (scratching doors and walls) and the annoyance of leaving the dog alone and it barking constantly affecting the neighbors (this is more of an issue with apartments not houses).

And for the others I charge a high non-refundable pet fee.Unfortunately, the college rental market here is very competitive and more and more LLs advertise: "Pets Welcome!"

This home would be somewhat of a "pet project" as opposed to a pure great ROI purchase, but need to be sure it could at least have some monthly cash flow. 

Do you have any pets? 

For an SFR, the ability to have pets is, in my area, assumed.  

There are even websites that specialize in creating fake pay-stubs, so do your research and call the employer.Be Okay with PetsWhether or not they disclose them, most tenants have pets.

The best designers, the best local eats, the best places to go, why people go there, pet friendly places, medical assistance, hospitals, police stations, shopping, parks, management companies, photographers, events, etc. you get the gist I’m sure there’s more.

Robert,As long as she has letters from her physician, then he should allow the pet.
