At the end of the day, the way I look at it (since this is my housing cost too) is I would be spending $1500+ minimum to live this quality of lifestyle and if I can get that number low/close to zero, I'm winning.

I know there's no such thing as perfection, but I'm holding out hope that there is a truly awesome PM out there, even if they charge a bit more than the standard.Since I'm not tied to any market, I'd be more likely to go with one market over another (assuming it's a nice cash flow market) depending on the quality of the PM there.

It property management system such as smoobu or owner reservations can handle incoming bookings, it can handle automated email responses, calendar management, good quality vacation rental lock that will handle check-in and check-out there's a lot of self-management advice already posted and people who give you input on this avoid the high-priced property managers.
