As always in real estate, the quality of your management experience is a function of who you attract to the unit.

It was based in part on the faulty premise that the influx of dollars into a blighted area could change the quality of the area. 

My focus is to get as many cards and make as many calls as I need to build a quality team of fellow investors, contractors, re agents, etc.

At the end of the day, the way I look at it (since this is my housing cost too) is I would be spending $1500+ minimum to live this quality of lifestyle and if I can get that number low/close to zero, I'm winning.

I know there's no such thing as perfection, but I'm holding out hope that there is a truly awesome PM out there, even if they charge a bit more than the standard.Since I'm not tied to any market, I'd be more likely to go with one market over another (assuming it's a nice cash flow market) depending on the quality of the PM there. 

I know Detroit is a great area with lots of opportunities but quality PM seem hard to come by, know someone who got burned with no rent collected for close to 1yr!  

The low cost of doing business, diverse business base, availability of professional and skilled workforce, intermodal transportation hub and quality lifestyle continue to attract people and business.

To get a quality response, lenders want to know where the property is (at least city and state) purchase price, estimated rehab ($ and time), estimated ARV, requested loan amount and how you will make interest payments.

It property management system such as smoobu or owner reservations can handle incoming bookings, it can handle automated email responses, calendar management, good quality vacation rental lock that will handle check-in and check-out there's a lot of self-management advice already posted and people who give you input on this avoid the high-priced property managers.
