Also, if the property has an existing detached garage or structure, converting it would save some money as opposed to starting from scratch as well.As a contractor and developer/investor, I have done several ADU's already and have several ongoing so I speak from first hand experience.

More cash up front because you have to furnish it, and the ongoing maintenance is higher because you pay for higher turn over maintenance (think rental car) and the utilities plus TV, internet, Netflix, etc.I think there is a market for it and clearly people are making a killing, it's just these are the numbers I'm looking at.
