smithville is a main street in that area but it is not the dividing line.

When searching I mainly find one side of them.

So maybe also consider a hybrid: buy on MLS freshen up paint and floors and find a PM company.So many options.All the cities you listed are good choices.  

This is the main issue I am struggling with.

I mainly focus on buy and hold apartments, so if you ever have any interest on that side of the business let me know.

Most investors on this site are residential with a few commercial sprinkled in so when BP develops software to use that is likely the main focus residential first.There are tons of software for commercial analysis to use out there. 

The main house is 3 BR 2BA and is far enough away from the garage that you could never connect them.
